Home Information Packs: All properties marketed since December 2007 require a HIP. Certain documents must be produced before you can market your property and the full pack must be available to sell your property. You or your Agent must make it freely available to potential buyers. From April 6 2009, the Government has made some important changes
Changes: To provide more relevant information, the pack must now include a Property Information Questionnaire, detailing such information as Council tax charges and details of any changes you have made to the property. Local Searches must be complete and gaps cannot be covered by insurance.
To get your property on the market you need:
- An Energy Performance Certificate which tells you how energy efficient your home is currently and gives suggestions to save money on the running costs.
- A Property Information Questionaire.
- The Land Registry Title Deed.
- A sale statement and index.
The Local Searches must follow within 28 days of marketing.
Energy Performance Certificates: An EPC rates the property on an A-G scale with A being most efficient. It will detail several ways of improving the efficiency and gives a potential cash saving per year. It is valid for 3 years if used within a HIP.
From 1 October 2008, all Rental Properties being let to new tenants need to have an EPC. These will be valid for 10 years and must be in place before the tenancy commences.
